Tolles Development Co. acquired roughly 142.3 acres of realty off Interstate 15 in Jean for $44.7 million. The sale by the Herbst family, operators of the Terrible Herbst filling station chain, closed Feb. 24, residential or commercial property records reveal.

Hunt verified Thursday that the sale closed and that Tolles wants to break ground on its 1.9 million-square-foot storage facility and distribution complex in about a year to a year-and-a-half.

The website of the shuttered Terribles hotel-casino would comprise the last stage of the complex, said Hunt, who suggested Tolles hasnt determined how it would bring the structure down.

The Herbsts still have an existence in Jean, having opened a massive travel center there in 2018 that boasts 96 gas pumps and a 50,000-square-foot corner store. It sits across the highway from the other filling station in town: a Terribles truck stop.
Tolles purchase included limitations that effectively avoid its home from having businesses that would take on the Herbsts in Jean.
As detailed in the deed that recorded the sale with Clark County, the site can not have a corner store, grocery shop, liquor store, coffeehouse, automobile wash or vehicle-fueling or -charging facilities. It also cant offer fuel utilized “for the propulsion of motorized vehicles,” consisting of petroleum and gas.
Hunt stated those were “terms that all of us accepted.”
Efforts to speak with a representative of the Herbst family or their business were not successful Thursday.
